The design of this project draws inspiration from the surrounding Art Deco and colonial architecture. Two residential towers have been designed to seamlessly blend into the neighborhood and age with the surroundings. The monolithic façade projects subtle grandeur, combining Art Deco elements with sleekness. Ornamental setbacks, parapets, pilasters, and pediments break the stepped outline, while green decorative windows contrast with the bright white façade to add visual interest. To tackle maintenance challenges, the balconies are designed to prevent water runoff and minimize façade deterioration. Innovative molding sections securely hold onto the external slab extensions, reducing the risk of falling details. Casting molds for traditional details not only preserves the spirit of the building practice but also significantly reduce façade costs. Skilled labor has been carefully selected and trained to meet the project's exacting requirements. Nishat Apartments prioritize luxury, open spaces, and exceptional interiors. Each apartment offers outward and inward views of open areas, cross ventilation, and ample sunlight. Bathrooms have windows for natural ventilation, and provisions are made for domestic staff, traditional cooking, and a show kitchen. A pool between the buildings creates a microclimate and promotes cross ventilation. Occupant safety is a top priority, with safety rails, fire exits, mechanical ventilation, and well-designed ramps complying with standards. Wide emergency exits and staircases accommodate panic situations comfortably. Striking a delicate balance between occupants' comfort and revenue generation, careful planning maximizes space utilization. Vertical shafts house services and HVAC units, while well-ventilated rooms in the basement house generators for better performance and longevity. This intelligent use of space leaves rooftops free for outdoor areas, providing seating and recreational spaces for families and children.
